Nephi Ltd is a privately owned and managed property investor of commercial real estate in England and Wales. We commenced trading in 2019
We seek out desirable commercial investments with respectable yields, ideally multi-tenanted properties, in strategic locations in anywhere in England and Wales
We buy long leasehold or freehold commercial properties, invest and improve where necessary, and hold for long term income stream and capital growth


Our Strategy
Nephi Ltd. observe the following strategies when investing in commercial real estate in England and Wales.

Acquisition
We will consider commercial real estate investments anywhere in England and Wales. We have no geographical restrictions.

We will consider all types of investments but have a strong preference for freehold or long leasehold properties
We like commercial, office and industrial investments
We are not keen on farms, hotels, retail, sports, student accommodation or residential
We prefer multi-tenanted investments without the need for local staff preferring to use local managing agents
We are not developers

Manage
We will selectively take a view with each property as to whether we self-manage or use local managing agents
We seek to establish long term commercial relationships with local letting agents, managing agents, suppliers and contractors
We do not seek for retentions and we always pay promptly and within terms

Increase In Value
We will progressively re-invest in our assets to keep them up to date, desirable and legally compliant
We want our assets to be places where people enjoy working and companies can grow and prosper

Nephi Ltd. strive to develop and maintain long term relationships with trusted local suppliers
Long term quality is more important than short term price
We do not delay payment or seek for retentions
We expect all work to be done at a fair price and any warranty work to be sorted out immediately
We recognise that all parties need to make a profit
We prefer suppliers who actively train their staff, including apprenticeships and professional training, have ISO9001 and are members of professional trade associations

Key Performance Indicators
We actively manage and measure our business and our investments, both individually and for the company, against the following key performance indicators (KPIs)
– YIELD –
We measure the Rent Receivable against the Purchase Price
– OCCUPANCY –
We measure the Rent Receivable for occupied areas against the Rent Receivable for the whole property including voids
– ASSETS UNDER MANAGEMENT –
This represents the value of our real estate investments including improvements less depreciation to date
– PROFITS BEFORE TAX –
This is our statutory Profits Before Tax as per our annual accounts and our Corporation Tax computation
